Selling
What is the best next step
for you and your home?
Maybe you want to sell. Maybe you want to keep the home in the family, pass it on to a child, rent it out, or only say goodbye in a few years' time. A home is not just real estate. It is often part of your wealth, your family and your plans for the future.
That is why we do not start with a sales mandate, but with the question of what you want to achieve. We map out the value, the options, the tax considerations and the practical consequences. Then we create a plan that fits your situation.
First decide what makes sense for you
The highest sale price is not always the only goal. Perhaps you want to:
- sell the home well, now
- know what it is currently worth
- sell the home to a family member
- prepare a gift or future inheritance
- keep the home and rent it out
- use the proceeds for a next purchase
- hold less of your wealth in real estate
- sell a home that is part of an estate
- have everything arranged from abroad or from another part of Spain
We look at the whole picture before recommending a route.
Tax advice before you decide
The net proceeds of a sale are not determined by the sale price alone. Taxes, costs, tax residency, ownership structure and the way the home was originally acquired can all affect what you actually keep.
That is why, where needed, we put you in touch with a tax specialist who can assess your situation. For example, in the case of:
- selling as a non-resident
- selling from an estate
- selling to a family member
- a gift instead of a sale
- multiple owners or heirs
- tax consequences in Spain and in your home country
- reinvesting the sale proceeds
Mavi Moments coordinates the process and makes sure the tax advice is factored into your decision in time.
Sell, gift or transfer within the family?
A public sale is not always the only option. Perhaps a child, brother, sister or other family member wants to take over the home. In that case the value, conditions, taxes and interests of everyone involved need to be looked at carefully.
We help organise the process and coordinate with the right notary, tax adviser and legal specialist. Options that can be considered include:
- a sale at a market-based price
- a partial sale or transfer of ownership
- a gift
- a division between co-owners
- a transfer as part of wealth or estate planning
That way, a well-intended family arrangement will not cause legal or tax problems later.
Selling from an inheritance
Selling a home from an estate often takes more preparation than an ordinary sale. There may be several heirs, documents may be missing and those involved often live in different countries. Sometimes the ownership first has to be correctly registered in the heirs' names before the sale can be completed.
We help coordinate, among other things:
- contact between heirs, notaries and advisers
- gathering documents
- acceptance and settlement of the estate
- registration of the ownership
- tax guidance
- powers of attorney for heirs who cannot travel to Spain
- clearing the home and making it ready for sale
- the final sale and completion
You have one point of contact keeping the overview locally.
Valuation and sales advice
We do not just assess square metres and comparable homes. We also look at the location, condition, presentation, legal situation, target audience and potential of the property. You gain insight into:
- the current indicative sale value
- a suitable asking price and sales strategy
- improvements that could increase saleability
- possible points of attention in the property file
- the likely target audience
- the practical and tax questions to investigate before making a decision
You do not need to have definitively decided to sell. A valuation can also help with wealth planning, a gift, an inheritance or a future purchase.
The valuation is a commercial market indication, not an official bank or tax appraisal.

Getting your home ready for sale
A good sale starts before the home appears online. First we check that the property file is in order. Think of the title deed, Nota Simple, cadastral details, energy certificate, permits, renovations, information from the homeowners' association (comunidad de propietarios), taxes and any rental registrations.
Then we look at the presentation. Depending on the property, the sale-ready plan may include:
- decluttering and depersonalising
- clearing out and removing belongings
- a thorough clean
- small repairs
- painting
- improving the lighting
- tidying the garden, terrace and pool
- professional home staging
- photography, video and floor plans
We advise which work genuinely adds to the sale and coordinate the execution with local parties.
Home staging aimed at the right buyer
Home staging is more than arranging a few new cushions. A buyer needs to grasp the space, atmosphere and potential of the home right away. That is why we tailor the presentation to the type of property, the price range and the most promising target audience.
In a lived-in home we work as much as possible with what is already there. In an empty or dated home, additional styling or temporary furnishing can be used. The goal is not to make the home look like something it is not, but to make its qualities more visible.
Full selling guidance
When you decide to sell, we can organise the entire process. We handle and coordinate:
- sales strategy and asking price
- checking and preparing the property file
- getting the home sale-ready and home staging
- professional presentation
- marketing and cooperation with relevant estate agents
- communication with interested parties
- viewings
- assessing offers
- negotiations
- reservation and arras contract
- preparing for the notary
- key handover and practical completion
You do not have to bring together all the parties, documents and appointments yourself.
Selling remotely, wherever you live
You do not need to be in Spain all the time to sell your home. Whether you live in the Netherlands, Belgium, France, England, Poland or another part of Spain, we arrange the local preparation, access, work, photography, viewings and coordination with advisers and the notary. If you cannot sign yourself, we help prepare a specific power of attorney.
The practical wrap-up can be organised too. Think of:
- having belongings collected, sold, stored or removed
- meter readings and key handover
- closing or transferring utilities
- communication with the homeowners' association (comunidad de propietarios)
- guidance on closing a Spanish bank account, where appropriate
- collecting and forwarding documents left behind
- checking the home after departure
So you can go through the entire process from a distance, with one party present locally.
What will you do with the proceeds?
The sale of a home is often not the end of a journey, but the start of a next choice. Perhaps you want to buy property again, look for a smaller home, divide the proceeds within the family or use part of your wealth differently.
Together with the right financial and tax advisers, we can help map out the possibilities. For example:
- buying another home in Spain
- using the proceeds for a home with better returns
- freeing up wealth for other goals
- setting money aside for taxes and costs
- paying off debts
- dividing wealth among heirs or family members
- restructuring ownership and estate
Mavi Moments does not provide independent investment or tax advice, but makes sure the right experts are involved and that the next step fits your plans.
Always know what your home is worth
If we manage your home, we know it from more than a one-off valuation. We track its maintenance, improvements carried out, costs, rental results and developments in the local market.
That allows us to give you periodic insight into the indicative value trend and to discuss whether maintenance, improvement, renting out, transfer or sale makes sense at that moment. So you do not have to wait until a decision to sell to find out where your home stands.
